Morning all, vulnerable houses in my area of Spain, one flood in 40 years, are built on stilts, its not rocket science! I was refused insurance for my house in the UK because the small print specified that if I was within 100 yards of a water course the house had to be 30 feet higher than the water level. No floods had ever been recorded.
